Manager 2 (Specialized Roles)

The Marketing Manager is responsible for building and maintaining a strong and consistent brand and product promotion throughout a wide range of on-line and off-line marketing channels. The Marketing Manager will analyze the performance of all advertising campaigns, CRM and manage the creation and placement of all advertising to ensure that marketing is in line with the brand identity, budget, occupancy needs and leasing velocity.


  • Ensures achievement of the community’s leasing revenue and occupancy goals by implementing a comprehensive marketing strategy with regards to advertising, rent pricing and concessions, and on-site traffic
  • Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, provides input into the development, implementation and revision of short- and long-term marketing plans and goals to sustain occupancy, participates in the implementation of creative strategies around concessions, leasing incentives, and advertising to boost traffic and leases.
  • Maintains an accurate and in-depth knowledge of all aspects of the market and community, particularly areas such as pricing, floor plans, amenities, availability, community highlights, and lease terms.
  • Updates and maintains all community websites, ILSís, marketing media and social media campaigns.
  • Prepares and analyzes weekly conversion reports, concession tracking, shop reports, traffic and ILS closing ratios, and other operational reports to identify and resolve issues impacting leasing performance.
  • Monitors, CRM, ILS performance and makes recommend adjustments as needed to improved leasing velocity and traffic.
  • Reviews the daily vacancy report to market each unit as they come available and adjusts advertisements as needed.
  • Responds quickly and courteously to Investment Management, Asset Management and Property Management concerns and questions, and takes prompt action to solve problems and/or document and convey requests to the appropriate individual(s).
  • Supervises the marketing team coordinators by scheduling, interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Develops all social media and communication platforms to engage consumers and narrate the lifestyle and experience of living at the property through photography, videography, and the written word.
  • Coordinates building and unit photo shoots to capture quality and timely images to market product. Creates and maintains a library of unit and asset photographs, community, photography, video photography, flyers and additional media material for digital and distributable marketing campaigns.


  • 2+ years experience in marketing, Leasing/real estate.
  • Customer marketing and leasing strategy experience.
  • Compelling communication skills with the ability to create powerful and persuasive messages.
  • Commitment and ability to succeed within a fast-paced organization.
  • Traditional and digital marketing experience.
  • 2+ years experience in CRM’s and ILS advertising.
